The location is perfect, 5 minutes walk from the Colosseum, 15 minutes from the Trevi Fountain... in short, the place is close to all amenities.

The exceptional location

We were informed a few days before we had a normal double available, and Dulcis was running out of hot water at the bottom because of an alleged break in the boiler, and the person in charge tried to provide an explanation, wanting to be available, but without offering a solution.

Not recommended

This Family Hotel is in a perfect location..safe, lots of restaurants, 5 minutes from Coliseum, and the staff could not be more helpful. Ask for Franesca, she was a wonderful host. Price was very reasonable.

Great Stay

Booked by friend after a cruise, looking for a one night stay for 3 elderly couples.  NOT what we expected.  5 stars….. please!   Gentleman was very very helpful.  Paid by credit card, but elevator did not stop on our floor. He carried our luggage up to the second floor.  Looks like several floors in this building are the Nicolas Inn, not a dedicated building. No lobby, just a central corridor for 3 rooms on our 2nd floor.   Considering the cost, very cheap, I cut them some slack, but I always review rooms prior to renting.  Staff very very helpful.  No English, but we survived.

Not what we expected…

The hotel is in an unbeatable location, with lots of bars and restaurants and very close to the Colosseum, walking to La Fonta a de Trevi, Plaza Venezia and also very close to the metro and bus, as well as the train station, which is close but not in that area.

Buen hotel 

This is more of a pensione than a hotel.  Found recommendation in Rick Steve's.  I can't quite agree that this is a "delightful, spacious and bright place".  
First of all, the location is sensational.  You are on a busy street with loads of restaurants and a handful of souvenier shops, about a 20 mninute walk from the main train station and literally a couple of blocks from the Colosseum and Roman Forum.  Trajan's column and the Emmanuel Monument are a ten minute walk.  
Second, it is relatively inexpensive.  I believe 4 nights were about $125; pretty good for Rome.  
Third, i think the owner/manager/clerk was named Loreto.  He was helpful and on site much of the day, but there was no one there 24/7.  
Now:  It was a bit tattered.  Dull decor.  Virtually nothing on the walls.  Actually I found it kind of depressing.  One window, facing street (fortunately, the room was very quiet).  Tile on floor was cracked and coming up.  Door to bathroom was pretty beat up.  Ugly wooden "thing" in corner, probably covering some sort of...I don't know...pipes?   Marginal air conditioning; for much of the night we slept practically naked on top of sheets; by middle of night it had cooled off.  We had it on all day and on max and it barely did the job.  Shower pressure and hot water were very variable.  At times both were very good.  At others, almost unusable.  At one point I got up at 0300h to shower just to get adequate pressure and my wife found she couldn't even wash her hair the pressure was so low unless she also showered at 0300h.  
Now to find a terrific location at $125 a night in central Rome are reasons enough to stay here.  But don't think this is quaint, or cute, or stylish.  You come in, walk up stairs around an elevator which for all I know wasn't usable.  If I were an indigent student studying in Rome 45 years ago it would have been cool.  Now, it was dingy. 

There are 4 rooms.  There is essentially no common area of any significance.  We had no idea there was an arrangement for breakfast.  As we did not have a car we can't comment on parking.  
As far as amenities, WiFi was provided but was almost impossible to use; we could not connect with Verifly, the CDC contact website, or a couple ticket centers (like coopculture.it).  There was a small fridge which worked fairly well.  Maybe 4 glasses which seemed clean.  Bathroom included toilet and bidet.  It was clean.  Not OMG immaculate, but clean.  
Oh, and did I mention the mattresses?  Absolutely the single worst mattress I have ever experienced in over 30 trips overseas.  Like sleeping on a corrugated cardboard box.  My wife needed to take muscle relaxants to sleep one night, and I slept in a back brace.  How anyone could overlook these is beyond me.  
Although on a busy touristy street, we felt safe and it was quiet.  
Again, Loreto ( I think I got his name right...) was helpful on a couple occasions; like we needed to buy a cheap suitcase to help us get our stuff back in one checked bag and he directed us to a couple places up near the train station, one of which was perfect.  When I asked about getting a cab to the airport, he told me to just go on the street and try to hail one; at 0700 on a weekday there weren't a lot of cabs zipping around via Cavour.  But when we asked how/where to get tickets to the Forum, he pointed out a few places on the map.  Problem was that  - at least according to the ticket offices at the Forum - you had to buy them online only since Covid, and many of us had problems getting those websites to work (in fact, they didn't work because apparently the tickets were sold out).  

All right, so in summary, for $125 a block from the Forum, pretty hard to beat. 
But be aware of what you are getting.   Would I stay there again?  yesssss...if this was the only available low cost place.

good points and bad points

Hotel downtown near all friendly staff, excellent cleaning air conditioned spacious bathroom TV operated clean linen like towels changed every day near friendly we offered sweets to staff in addition to the cost that is very low quality price ratio incredible

A hotel that's worth more than a 4-star hotel, very clean, equipped with all the comforts, top bed and pillow, super central and the very kind owner, I highly recommend the place to anyone!

Excellent location in central Rome. Walking distance to the Forum and Colusseum. Warm welcome by helpful host. Room (double plus single for our daughter) is clean, quiet and a good size. Comfy beds, fridge, aircon, safe, good shower. Basic but great value and would definitely return.

Excellent location

I stayed here backpacking with friends and it was an amazing location, friendly atmosphere, and super clean and convenient. Very helpful and felt super safe around the area as well. Definitely recommend staying here!!!!
