It's a good place to stay for a night or two, and it's a good place to stay for your money, and it's a long way from downtown, but there's a public transportation stop nearby, so it's easy to get there.

Budgetary option

The distance from the center is uncritically long, there are routes. And everything else... I came here booking a one-seater economy, but it happened in a major, and I didn't know if I would have money for the whole night. Then I was offered a bed in the 8th room, it was enough money.

The best!

It's a very cozy hotel with large rooms, a non-standard shape of rooms and buildings, good service, good breakfast.

It's a good hotel.

Very customer-oriented staff. They're really young! They're trying, they're doing, they're helping! And the price... Well, some rooms are not cheap enough There's a river down there! You can even train on the island.

That's good.

It's a good hotel, the price is right, it's 20 minutes from the city centre by public transport, 10 minutes by car, and there's an Absolute store nearby, where you can buy everything you need, and it's a little crowded in the evening, so take a taxi.

price and quality

We sometimes do not offer this hotel for booking as it is VERY FAR from the city centre.
F.i., taxi would cost around 200 RUR from Square of Soviets - hotel. And there are few public buses that stop nearby. 
I like pricing - including wi-fi and breakfast. But there is no elevator and if you are unlucky to have the room on the 6th floor...well you'll have to beg the security guy  to help you with the luggage... (in case you think you need it).
 I think this is a good choie for business trips, but not for holiday-makers.

Remote area, no elevator, yet good prices and adequate living conditions

Advantages: clean room, comfy bed, low rates, friendly and helpful staff.
Disadvantages: meager breakfast, not the best location (pretty far from the city center).
Overall experience: modern hotel suitable for business travelers.

Decent choice for a reasonable price.

The hotel is very far from the centre and is not really recommended if you don't speak Russian for public transport, or if you have enough money for taxis. The construction itself is quite good, unfortunately without an elevator. The rooms are huge with balcony, from which you can choose to look out for dirty backyards with counted 15 stray dogs or to a main traffic street. The rooms themselves are good, but quite noisy, the bathrooms are shared with the next room, even if on the reservation as well as the rooms with us with bathroom. The bathroom itself was old and not really very hygienic, without a bath, we don't enter it.

Far away

Clean, bright hotel, the rooms are very comfortable and quiet. But the most important thing is that the beds and bedding are of high quality, quiet and sleep is a pleasure, which is very important when traveling! The lack of hotels is that it is far from the city center. But it is easy to get to the center, next to a bus station. The hotel is in a picturesque location. It overlooks the river. From the hotel you can get a transfer to Lake Baikal. It is two hours away. From the airport of Ulan-Ude, you can get to it in 30-40 minutes. Near the hotel there is a market where you can buy everything you need for a reasonable price. The super hotel often leaves you. Park your hotel at the hotel, but it was cool, clean and comfortable, but the rooms were nice and clean.

The Ayan Hotel is close to being a 3 star by international standards. It's a little out of the city center, but the staff speaks good English. The staff helped negotiate tours and bookings.
The rooms are big enough and the beds are comfortable and clean, as was the fridge. In our room we heard the sound of running water for most of one night, but that was the only downside. 
The breakfast (included) was Russian - porridge and bread and cheese or sausages and eggs. Filling if not inspiring. 
This hotel is not listed in the Lonely Planet but should be, in spite of its location.
